The job before the offer

Turn a broad search into a decision you can defend.

A buyer does not need more tabs open. A buyer needs clarity about the payment, the tradeoffs, the place, and what happens next.

Trent’s process is conversational but not casual. It moves from motivation to financing, from financing to criteria, and from criteria to an informed search—so every showing teaches us something.

The buyer plan

Eight moves. One connected process.

01

Clarify the move

Why now, what changes after you move, who is involved, and which priorities are real deal-breakers?

02

Get lender clarity

Know the payment, cash needed, program options, and the price range that still leaves room to live.

03

Build the search

Target the areas, property types, condition, fees, and tradeoffs that fit the actual plan.

04

Read the neighborhood

Compare streets, commutes, amenities, planned development, ownership costs, and resale questions.

05

Tour with a point of view

Look past staging and identify condition, systems, layout friction, association risk, and future work.

06

Prepare the offer

Understand comparable sales, competition, terms, contingencies, and the ceiling before emotions set it.

07

Negotiate the full deal

Price matters. So do inspection structure, appraisal risk, timing, credits, and certainty.

08

Close without losing the thread

Keep lender, title, inspection, insurance, walkthrough, and deadlines moving together.

What we compare

The house is the headline. The ownership experience is the story.

01

Condition

What is cosmetic, what is expensive, and what needs another professional opinion?

02

Condo / HOA

Fee, reserves, rules, pending work, insurance structure, and what the payment really includes.

03

Commute

Not a generic estimate—your route, your time, your tolerance, and the alternatives.

04

Neighborhood

Daily errands, parks, gathering places, street feel, construction, and local change.

05

Financing

Payment, down payment, program, rate sensitivity, appraisal exposure, and cash after closing.

06

Resale

Who is likely to want this later, what is hard to change, and what nearby projects may influence perception.

Buyer qualification brief

Give Trent the version of the search that listings cannot see.

Budget and bedrooms start the search. Motivation, timing, financing, decision-makers, and tradeoffs move it forward.

Buyer questions

Clear answers before the pressure.

Do I need to be preapproved before we look?

A lender conversation should happen early. It protects your time, clarifies the real payment, and makes it possible to act when the right property appears. If you are not there yet, Trent can help organize that first conversation.

What if I am still six months or a year away?

That is a good time to learn the market without forcing a decision. The goal is to get educated now so the right property is recognizable later.

Can you help with condos and association documents?

Yes. The unit is only part of the purchase. Fees, reserves, rules, insurance, upcoming projects, and resale considerations all belong in the review.

Do I have to sign a buyer agreement?

Virginia buyers should expect a written agency agreement before an agent provides certain services. Trent will explain the scope, term, compensation, and exit terms before asking you to sign anything.

Ready when the plan is

Let’s turn the search into a real next step.

Start with a lender conversation, a buyer consult, or a direct question about one property.
